CONVEYANCING FEES
Residential conveyancing at Wilson Bramwell is conducted by experienced solicitors, with one individual advising you on the process throughout. As a client of Wilson Bramwell you will not be passed from person to person or have your matter dealt with by paralegals or unqualified staff. We will keep you up to date on the transaction in the way that is most convenient to you and we will make every effort to achieve your desired timescales.
PURCHASE OF A RESIDENTIAL PROPERTY
Our fees cover all the work required to complete the purchase of your new home, including dealing with registration of your purchase at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property is in Wales.
Our legal fees will depend upon the purchase price of the property, whether it is freehold or leasehold and the complexity of the transaction. Our fees range from £595.00 plus VAT to £5,000.00 plus Vat. Our fees include the fees for acting for your lender if you are buying with the aid of a mortgage and include registering your purchase at the Land Registry and submitting the Stamp Duty or Land Tax return. We will supply you with an estimate of our fees upon request.
In addition to our legal fees there will also be disbursements to pay. Disbursements are costs related to your matter which are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf. The disbursements may include the following:
Search fees approximately £300.00 (this will depend upon the searches required by your lender and whether you require any optional searches, we shall advise you on this)
HM Land Registry fee (this will vary according to the purchase price of the property and range between £20.00 and £455.00 if the property is already registered land and £40.00 and £910.00 if the property is not yet registered at the Land Registry)
Bank transfer fee £21.00
Stamp Duty or Land Tax (this will vary depending on the value of the property and other factors e.g. whether you are a first-time buyer. You can calculate the amount you will need to pay by using the calculator at https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax (for England) or https://beta.gov.wales/land-transaction-tax-calculator (for Wales)
Notice of Transfer fee (this relates to leasehold properties ONLY and will vary. It is charged by the Landlord/Managing Agents).
The above list of disbursements is not exhaustive and other disbursements may be payable particularly if the property is a new build, a shared ownership property or leasehold. We shall advise you of any extra disbursements upon receipt of the contract papers from the seller’s solicitor.

How long will my property purchase take?
How long it will take from you instructing us until you can move in to your new home will depend on several factors. The average process takes between 6-8 weeks.
It can be quicker or slower, depending on various factors. For example, if you are a first-time buyer, purchasing a new build property or there are several people in the chain it could take longer or if it is a straight forward transaction it could be quicker.
Stages of the purchase process
The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below we have set out some of the key stages involved:
Taking your instructions and giving you initial advice
Sending you our Letter of Engagement and Terms of Business (this will include an estimate of our fees and disbursements).
Receiving and approving the contract documents
Investigating the title to the property.
Carrying out searches and examining the search results
Obtaining planning documentation if required
Raising enquiries with the seller's solicitor and examining the replies
Preparing a Property Report to include advice on all documents and information received and sending you the Contract for signature
Going through the mortgage offer and advising you on it
Agreeing a completion date (date from which you own the property)
Drafting the Transfer
Advising you on joint ownership and where advisable drafting a Declaration of Trust
Exchanging contracts and notifying you that this has happened
Obtaining pre-completion searches
Arranging for all monies needed for completion to be received from you
Submitting a Certificate of Title to your lender to request the mortgage advance
Completing the purchase
Dealing with the payment of Stamp Duty/Land Tax
Dealing with the application for registration at Land Registry
Serving Notice of Transfer/Charge on the Landlord/Managing Agents (leasehold only)
Providing you (and if necessary, your lender) with a copy of the title information document following completion of the registration of your purchase

SALE OF A RESIDENTIAL PROPERTY

Our legal fees will depend upon the sale price of the property, whether it is freehold or leasehold and the complexity of the transaction, our fees range from £595.00 plus VAT to £5,000.00 plus Vat.
In addition to our legal fees there will also be disbursements to pay. Disbursements are costs related to your matter that are payable to third parties, such as fees for up to date official copies of your title documents. We handle the payment of the disbursements on your behalf. The disbursements may include the following:
A search of the Index Map to ascertain your title number £4.00
Official copies of your title £6.00 (£12.00 if leasehold)
Bank transfer fee £21.00 per transfer (e.g. if there is a mortgage to redeem or you require the net sale proceeds by bank transfer)
Fee for Information Pack (required for leasehold properties ONLY and this will vary depending on the supplier of the pack which will be the Landlord or Managing Agents).

MORTGAGE OR RE-MORTGAGE OF A RESIDENTIAL PROPERTY
Our fees cover the work required to complete the mortgage or re-mortgage of your property.
Our legal fees will depend upon the value of your property, the amount of the mortgage advance and whether it is freehold or leasehold, our fees range from £500.00 plus VAT to £750.00 plus Vat.
In addition to our legal fees there will also be disbursements to pay. Disbursements are costs related to your matter that are payable to third parties, such as fees for up to date official copies of your title documents. We handle the payment of the disbursements on your behalf. The disbursements may include the following:
A search of the Index Map to ascertain your title number and extent of your property £4.00
Official copies of your title £6.00 (£12.00 if leasehold)
Bank transfer fee £21.00 per transfer (e.g. if there is a mortgage to redeem or you require the net mortgage advance by bank transfer)
Land Registry Fee to register the new mortgage (this will depend on the amount of the mortgage advance and range between £20.00 and £250.00)
